In Accra, a flat that looks cheap can become expensive the moment you add two hours of traffic each way. Choosing where to live is as much about your commute as your rent.
Whether you are moving from another region, returning from abroad or relocating for work, here is how to think about Accra’s neighbourhoods.
Start with your daily route
Before looking at houses, map where you will go most days: your office, your children’s school, your church. Then look for areas with a manageable route. Accra traffic follows patterns: roads into the centre fill in the morning, and roads out fill in the evening.
Central Accra: Osu, Adabraka, Asylum Down, Ridge
Central areas put you close to offices, ministries, hospitals and nightlife. Osu is busy and lively, with restaurants and bars. Adabraka and Asylum Down are older, central and often cheaper. Ridge and Cantonments are quieter and more expensive, with embassies and upscale housing.
East Legon, Airport and Cantonments
East Legon and the Airport Residential Area are popular with professionals, expatriates and returning Ghanaians. They offer modern houses, shops and restaurants, but rents are high and traffic on some roads can be heavy.
Madina, Adenta and the north-east
Madina and Adenta are large, busy areas along the road to Aburi and Dodowa. They are more affordable than East Legon and close to the University of Ghana. Traffic into town can be slow.
Spintex and Tema
The Spintex Road area has grown rapidly, with estates, factories and malls. Tema, a planned city east of Accra, offers more organised neighbourhoods and is convenient for people working at the port or in industry.
West: Kasoa, Weija, Dansoman
Kasoa and Weija are among the fastest-growing areas, with cheaper land and rent. The trade-off is traffic on the Kasoa road, which can be severe. Dansoman is an older, established area closer to town.
Things to check
- Water supply: many areas have irregular flow; ask neighbours and look for polytanks.
- Flooding: visit after rain if you can.
- Road access: some areas have unpaved roads that become difficult in the rainy season.
- Security and lighting at night.
Advance rent
Most landlords ask for a year or two of rent in advance, even though the law limits advance rent to six months. Budget for that from the start.
Stay a while before you commit
If possible, stay with friends or in short-term accommodation for a few weeks and travel the routes at rush hour. The neighbourhood that looks best on a Sunday afternoon can feel very different at 7 a.m. on a Monday.
