The Flatiron Building, a 24-storey iconic skyscraper in New York City, is set to welcome its first luxury residents after a seven-year renovation. The building's owners, the Brodsky Organization, GFP Real Estate, and the Sorgente Group, have invested heavily in transforming the Beaux-Arts exterior into ultra-luxury apartments, with prices ranging from $11m to $58.5m.
A Triangular Marvel
Completed in 1902, the Flatiron Building was an architectural marvel with a pioneering steel-frame construction making it one of the city's first skyscrapers. Designed by architect Daniel Burnham, it was initially dubbed "Burnham's Folly" due to locals' fears that its height and thinness would cause it to blow over. The building's unique triangular shape, narrow prow, and ornamental columns have made it a beloved landmark for over a century.
Luxury Residences Fit for a King
The renovation has seen the building's interior transformed into 36 open-concept apartments, ranging from three-bedroom units to a full-floor five-bedroom residence with a balcony. Amenities include an 18m pool, billiards room, piano lounge, and wellness centre. The building's owners have worked with design firm Studio Sofield to reimagine the interior, addressing the challenge of subdividing the triangular space into luxury apartments.
Restoring a Piece of History
Beyer Blinder Belle, the lead developer on the building's exterior, enlisted a speciality manufacturer in California to replicate and restore thousands of terra-cotta pieces from the facade. The building's windows, dating back to the 1970s, were also replaced with new ones that are thick enough to block the surrounding streets' noise. The building's exterior has been meticulously restored to its original grandeur, with ornamentation including lion heads, wreaths, eagles, and faces.
A New Era for the Flatiron
New residents are expected to start moving in in the coming months, with all units and amenities expected to be finished in early 2027. The building's transformation has been a long time coming, with the renovation beginning in 2023 after the owners announced they would convert it into high-end condos. The Flatiron Building's renaissance harkens back to when it was originally built, and its new luxury residents will be able to experience the building's history and architectural ingenuity firsthand.
